Frequently Asked Questions

Here are some of the most frequent questions I get asked by home inspection clients. If you don’t find the answer you need here, please contact me!

Q: How long does the Home Inspection take?

A: My time at the home is typically around 3 hours. Your report will be ready in a day or two (or sooner if needed).

Q: Should I take notes?

A: You can take notes if you like. It is not necessary as everything discussed will be in your report. Plus, you can call me anytime!

Q: Do I have to be there?

A: I strongly encourage my client to meet me at the conclusion of my inspection to discuss my findings. This meeting usually takes around a half hour.

Q: What are your qualifications?

A: Home inspectors operating in Alberta are regulated by the provincial government. My inspections are done to the ASHI Standards of Practice. I am fully licensed, bonded, and insured. To qualify for a license, I completed all the necessary training through Carson Dunlop. To maintain my membership in the Alberta Professional Home Inspection Society (APHIS), ongoing education is mandatory.

Q: What if I am still learning English?

A: No problem! I am willing to spend the time necessary to answer all your questions and to make sure I am understood. Also, feel free to bring a friend along who could help with translation. I am also willing to try and find an interpreter in our diverse community.

Q: Do you have special tools?

A: I implement a state-of-the-art FLIR thermal imaging camera and a moisture metre in all my inspections, as well as more common tools: ladder, tape measure, carpenter’s level, flashlight, etc..

Q: Do you inspect for mold?

A: A visual home inspection is not a conclusive inspection for mold, pests, air quality, zoning, or code compliance. But, if in the event I discover or have a suspicion of any of the above, I will get to the bottom of it. At the conclusion of a home inspection, there can be no indication that I was ever there, which rules out poking holes in walls, etc..

Q: Do you inspect acreages?

A: Absolutely! While I cannot comment on underground tanks and components that are not visible, I am uniquely qualified to comment on cisterns, private sewage disposal, irrigation systems, and the general questions about the maintenance and usage of such systems.

Delivering potable water to farms and acreages in the County of Newell for the past 25 years (Grove Fresh Water), and being a farmer and an acreage owner has given me a perspective on living in the country that only comes from experience.

Q: Do you inspect mobile homes?

A: Yes. And yes I do crawl underneath to inspect pipes, footings, hook-ups, etc..
